Documents are required for the sale of real estate

The list of necessary documents for sale of the apartment:

For a person who sells real estate:

  1. Passport and identification code.
  2. The law-establishing document for an apartment (one of the following list): a registration certificate of the right of ownership, a certificate of ownership, a certificate of the right to inheritance, a notarized agreement of a mine, a gift contract, a contract of sale, etc.
  3. Technical passport.
  4. An excerpt from the registration of ownership of immovable property (if it was purchased after 07.02.2002).
  5. Certificate of family composition and registration in the form number 3 from the housing office.
  6. If the co-owners or registered in the apartment are children under the age of 18 – the decision of the board of trustees of the executive committee at the place of registration of the child on the consent to the sale of the apartment.
  7. Passport and husband’s / wife’s identification number, a marriage certificate. No consent is required when the apartment is not a joint property of the spouses and was acquired through privatization (until January 21, 2011), on the basis of a gift contract, a certificate of the right to inheritance by will or by law.
  8. Independent expert appraisal of the apartment.

 

For a person who buys real estate:

  1. Passport and identification code.
  2. Notarized consent of the husband / wife for the purchase of the apartment, passport and husband’s / wife’s identification number, a marriage certificate.

 

 

The list of documents is required for concluding a contract for the sale of land:

 

For a person who sells real estate:

  1. Passport and identification code.
  2. State act on the ownership of a land plot.
  3. Reference on the normative-monetary assessment of the land (department of the State Land Committee).
  4. Certificate of the absence or presence of restrictions on the land plot (department of the State Land Committee).
  5. Extract from the land book.
  6. Expert evaluation of the land plot.
  7. Notarized consent of the husband / wife to alienation of the plot, if the apartment belongs to one of the spouses on the right of private property, passport and husband’s / wife’s identification code, marriage certificate. No consent is required when the land plot is not a joint property of the spouses and acquired through privatization (until January 21, 2011), on the basis of a donation contract, a certificate of the right to inheritance by will or by law.

For a person who buys real estate:

  1. Passport and identification code.
  2. Notarized consent of husband / wife to purchase a site, passports and husband’s / wife’s identification code, marriage certificate.

 

The list of documents is required for the concluding of a contract for sale of the house:

 

For a person who sells real estate:

 

  1. Passport and identification code.
  2. The legal document for the house (one of the following list): registration certificate of the right of ownership, certificate of ownership, certificate of the right to inheritance, notarized agreement of the mine, a gift contract, a Sales and Purchase Agreement, etc.
  3. Technical passport.
  4. An excerpt of the registration of ownership of real estate (if it was purchased after 7.02.2002).
  5. Certificate of the family composition and the registration in the form number 3.
  6. If the co-owners or registered in the home are under the age of 18 – the decision of the board of trustees of the executive committee at the place of registration of the child to consent to the sale of the house .
  7. Notarized consent of the husband / wife to the alienation of the house, if the house belongs to one of the spouses on the right of private property, passport and husband / wife identification number, marriage certificate. No consent is required in case the house is not a joint property of the spouses and acquired through privatization (until January 21, 2011), on the basis of a donation contract, a certificate of the right to inheritance by will or by law.
  8. An independent expert evaluation of the house.
  9. State act on the ownership of a land plot.
  10. Reference on the normative-monetary assessment of the land plot (department of the State Land Committee).
  11. Certificate of the absence or presence of restrictions on the land (department of the State Land Committee).
  12. Excerpt from the State land cadastre.
  13. Expert evaluation of the land plot.
  14. In the case of selling a part of the house – a notarized refusal of other co-owners of the building from the privilege of purchase.

 

For a person who buys real estate:

  1. Passport and identification code.
  2. Notarized consent of the husband / wife for the purchase of a home, passport and husband’s / wife’s identification number, marriage certificate.

 

 

Documents for renting an appartment

  1. Passport and identification code of the apartment owner.
  2. Technical passport of apartment.
  3. A document confirming the right to own an apartment (certificate of ownership, sales contract, a gift contract, certificate of the right to inheritance, etc.).
